WHAT is HybridWash?

A custom made system created by City Clean that combines the best elements of pressure washing and soft washing.

WHY was HybridWash developed?

Pressure washing and soft washing both have their place.  However, to safely and effectively treat, kill and remove contaminants something special was needed.  We wanted to reduce the use of chemicals to be more environmentally friendly while yielding better results than soft washing and pressure washing alone.  In our 20+ years in this industry, we found that there was no perfect system available on the market.  This is why we created and developed the HybridWash!™ System.

HOW is HybridWash used?

This is the perfect system to wash houses, commercial buildings, composite and wood decks & fences.  We begin by using a very gentle water rinse to remove loose pollen, dirt and dust.  We then apply our 100% bio-degradable, low VOC, non-hazardous, water based detergent which is safe for your family, pets, plants and the environment.  After treating the surfaces, the use of a low pressure (200-500 psi) rinse is needed to remove the dead microorganisms and any remaining contaminants.  This process can only be accomplished with custom made machines that are specific to our system.

Basic Facts

Pressure Washing:The use of High-Pressure water spray ranging from 750-5000PSI. These machines have historically been used for nearly 100 years.

Pros: It is an amazing tool for paint prep on surfaces such as metal or concrete and is often used to deep clean harder horizontal surfaces such as sidewalks, driveways and parking garages. Pressure washing with hot water can remove oil stains, chewing gum, mold, mildew and general dirt.

Cons: It is important to understand that the green and black stains on your house, commercial building, composite or wood deck & fence are an infestation of microorganisms that need to be properly treated, not pressure washed. When high pressure washing, the surface may appear to be “clean”, however the microorganisms are still there and will become visible again in a short period of time. In addition, the use of high pressure (Over 750PSI) can force water behind your siding, damage building materials and even create a bigger problem by spreading the microorganisms around your property. Pressure washing can also damage or destroy soft or porous surfaces such as wood or EIFS/Dryvit.

Soft Washing: The use of a spraying systems to distribute biodegradable cleaning agents to kill mold, mildew, moss and to remove dirt, dust and spider webs. Soft washing started gaining popularity in this industry in the early 1990’s. Typically, this involves the use of a 12-volt pump, air diaphragm pump or a venturi injector nozzle to apply a chemical to the surface to be treated.

Pros: This is the perfect tool to kill 100% of the microorganisms without the use of a pressure washer.

Cons: Soft washing alone is not 100% effective at rinsing and removing the dead microorganisms and contaminants.  Many soft washing companies claim to use a no-pressure method, but this is deceptive.  When rinsing is needed they will use a booster pump to increase garden hose pressure from 60 PSI up to 180 PSI and increase the flow (GPM) by using a buffer tank.  With water pressures this low, the use of a zero-degree tip is sometimes needed.   This can easily damage oxidized siding and force water behind siding and into vents and window seals.  In addition, these systems rely heavily on the use of chemicals to emulsify the dirt and treat and kill the organic growth.  This leads to an increased risk of plant damage and chemical exposure to the environment.
